Growing Sussex welcomes families and employers Village officials giving special attention to Main St.

With loads of fun things for kids to do and expanding job opportunities for their parents, Sussex can be called one of the area's most family-friendly communities.
Last year, an elaborate $35,000 playground was dedicated in the 75-acre Sussex Village Park, joining five meticulously manicured baseball/softball fields, two lighted tennis courts, and a nifty sledding hill as outlets for youthful energy. The community also has seven smaller parks and the 15-mile-long Bug Line Trail for cycling and walking.
Early this summer, the Pauline Haass Public Library, shared by Sussex and nearby Lannon, will move from cramped quarters in a former school annex into a new building spacious enough to accommodate personal computers and many more CDs and videotapes.
Sussex is growing in other ways, too. From 1990 to 1995, 350 new homes were built and the village's population rose 34.8%. The first quarter of 1996 saw an additional 420 people move to the village, for a current count of 7,213.
A consensus quickly emerged when residents participated in a recent village survey. " `Small town, friendly, quiet, safe.' Those are the words that keep popping up to describe Sussex ," said M. Chris Swartz, village administrator.
Yet, this village in north-central Waukesha County is located in a good spot for those driving to Milwaukee. It's about a 35-minute drive to downtown Milwaukee via Interstate 94, just six miles to the south. Workers heading for jobs on Milwaukee's north side and in northern suburbs use Silver Spring Drive or Capitol Drive.
" Sussex is more of a country village with access to metropolitan sophistication," said J. Michael Mooney, a village resident since 1990.
Mooney is co-founder and co-principal of Mooney LeSage Group, which has developed hundreds of homesites in the village.
In addition, the firm is developing the 225-acre Sussex Corporate Center in the village's southwest corner and sales are going better than expected, Mooney said. Deals on eight parcels ranging from 2.5 to 20 acres have been closed or are under contract and another three parcels have sales pending, according to Barry Chavin, senior vice president at MLG.
"Originally, by the end of Year 5, we project 790 jobs in the corporate center," said Mooney.
"Now, at the end of the third month of sales, we are where we thought we would be at the end of the year. We anticipate the jobs might parallel that."
MLG has forecast 2,680 jobs, 2,140 of them industrial positions, based in the corporate center in the next 10 years.
As the corporate center development moves ahead, Sussex hopes to expand and solidify the retail segment in the heart of town while encouraging homeownership there.
Until a few years ago, Main St. was zoned B-2 with an eye toward larger commercial ventures, according to Swartz. Now, with the area zoned B-4, homeowners along the street are being urged to rehab their property for either continued residential use or conversion to small businesses such as restaurants, offices and specialty shops.
County Highway J, on the western edge of the village, is anchored by the corporate center to the south. The highway, which has a new McDonald's restaurant where J crosses Main St., is expected to be where most of the village's large-property commercial development will be located, Swartz said.
"We want to maintain our downtown rather than see a lot of strip malls," said Swartz, who has held his post since 1990.
One of the gems of Main St. will be the new library, scheduled to open sometime in June. At better than 22,000 square feet, it will be more than triple the size of the existing facility.
The new facility will include a 100-seat public meeting room as well as cozy nooks for quiet browsing. It will also allow for expanded services. For instance, a part-time assistant will be added to the staff to assist schoolchildren with homework projects during after-school and weekend hours. The library also will feature six personal computers (two in the children's area) equipped with CD-ROMs and an on-line catalog system.
"There'll be a lot more technology and a lot more room for things," Kathy Klager, the library's assistant director, said as she looked out over the current library from the adult fiction room. "Right now, we don't have the room or even the wiring for another computer. In this room, there isn't even a usable outlet except the one at the desk."
Money for the library project is coming largely from local businesses. Quad / Graphics matched the first $150,000 raised during a fund drive, and Lied's Nursery Co. is giving more than $20,000 in landscaping materials and work.
Quad / Graphics and Lied's are large employers on the east side of Sussex . Quad stretches from Silver Spring Drive north to Hwy. 74. A nature preserve marks its main entrance. The preserve, with its ponds, footbridges and green spaces, provides a restful, eye-pleasing contrast to the monotony of the employee parking area.
Lied's, meanwhile, occupies some 300 acres at Hwy. 74 and Town Line Road, just outside the village, with row after row of nursery stock and garden merchandise, ranging from work gloves to wind chimes.
Both companies are significant employers, with about 1,800 working for Quad and the seasonal work force topping out at more than 250 for Lied's.
"We try to be a member of the community that's interested in beautification work," said Catherine Seitz, garden center manager for Lied's. "We maintain garden areas along the highways and hope it's an inspiration to all the gardeners in our community."
